How Selling Your House to Jay Primrose Properties Works

You’ve seen the signs and gotten the postcards, and you’re right to be skeptical of most of them. So here is our process, start to finish — what happens, when it happens, and what it costs you (nothing). No surprises is the whole point.

Step 1 — Tell Us About the House

Call (253) 697-0007 or send us the address through the form. Justin will ask about the property’s condition, your timeline, and what you’re trying to solve — that’s usually about five minutes. No scripts, no pressure, and no obligation. If we’re not the right fit for your situation, we’ll tell you that too, and point you in a better direction.

Step 2 — Walk It With Justin, Get a Firm Written Offer

We’ll set a time to meet you at the property. You walk it with Justin, show him what you’d want us to know, and ask anything you like. We look at what the house would sell for today, its condition, and what it will take to get it there — and because our own crews do that work at contractor cost, we don’t need to lowball to make the numbers work.

Within 24–48 hours of the walk-through — often the same day — you’ll have a firm offer in writing. We walk the property before we put a number on paper for a reason: so the offer we make is one we intend to close at, not a teaser that shrinks later.

Step 3 — Pick Your Closing Date

Accept when you’re ready — take the offer home, sleep on it, show it to your family or your attorney. When you say go, you choose the closing date. We’ve closed in five business days for sellers who needed out immediately; most choose around 30 days; and we’ve waited months when probate or a move required it. We pay all closing costs either way.

What Happens After You Accept

This is the part nobody explains, so we will. Once you accept, the agreement goes to a neutral, licensed escrow and title company here in Washington. They hold the paperwork, clear the title, and handle the money. You never hand your house to anyone before you’re paid; the title company releases everything at once on closing day, and your funds are wired directly to you.

If there’s a mortgage balance, back taxes, or a lien on the property, the title company pays those out of the proceeds at closing — you don’t write a check for anything, before or after.

And the house itself? Take what you want and leave the rest. Furniture, tools, forty years of boxes — clearing it out is our job the day after closing, not yours the week before.

Why Our Offers Don’t Fall Apart

Retail sales collapse for two reasons: the buyer’s financing dies, or the buyer renegotiates after the inspection. We built our process to remove both.

We buy with our own funding — no banks, no loan approval, no financing contingency. And we walk the property with our contractor’s eyes before we ever write the offer, so we’re not guessing and then clawing the price back later. The offer you accept is the offer we work to close, on the date you picked.

What This Costs You

Nothing. No agent commissions. No service fees. No repair credits. No cleaning bills. We pay all closing costs, and there is no charge — and no obligation — for the walk-through or the offer itself. If you take our offer and compare it against listing, the only thing you’ve spent is an hour with us.

Questions About the Process

Do I need a real estate agent or attorney to sell to you?

No agent is needed — there’s no listing and no commission. You’re always welcome to have an attorney review the agreement; we encourage anything that makes you comfortable, and the timeline can wait for it.

What paperwork do I need to get started?

Just be the owner. The escrow and title company assembles what’s needed for closing; we’ll walk you through the short list, and it’s far less than a traditional sale.

The house still has a mortgage / back taxes / a lien. Can you still buy it?

Yes, in most cases. Those balances get paid out of the sale proceeds at closing by the title company. You don’t pay anything out of pocket to sell.

The house is in probate. Can we still start?

Yes. We’ve bought many inherited homes and we’ll move at whatever pace the probate process and your attorney allow. Starting the conversation early usually makes the whole thing smoother.

Is the offer really no-obligation?

Completely. A written offer from us is information, not a commitment. Some sellers take it and list anyway — and some of those call us back. Either way, you’ll know exactly what your as-is option is worth.

Who actually shows up and who am I dealing with?

Justin. From first call to closing, you’re dealing with the owner of a Puyallup family company, not a rotating cast from a national call center.

Step One Is a Five-Minute Call

You now know our entire process — which is more than most companies will show you. The next move costs nothing: call Justin or send the address, and find out exactly where you stand.
